# Net Mineral Acres (NMA)

Net mineral acres (NMA) measure how much of a mineral estate you actually own: the gross surface acreage of a tract multiplied by your fractional mineral interest in it — so owning a one-fourth mineral interest under a 640-acre tract equals 160 net mineral acres, the true figure used to value and compare mineral ownership.

## The acres you actually own
A tract might be 640 acres on the map, but you rarely own all the minerals under all of it. Net mineral acres cut through that by expressing your ownership as the acreage equivalent of your fractional interest. The formula is simple: gross acres × your mineral fraction = net mineral acres. A one-fourth interest under 640 gross acres is 160 NMA.
NMA is the honest unit of mineral ownership. Two people can both "own minerals in Section 12," but the one with 160 NMA owns eight times what the one with 20 NMA owns. It is the number that actually scales value.

## Gross acres vs. net mineral acres
The distinction that trips people up is gross versus net. Gross acres describe the size of the tract or unit; net mineral acres describe your slice of the minerals under it. A deed that says "an undivided 1/8 interest in the SE/4 (160 acres)" conveys 160 × 1/8 = 20 net mineral acres, not 160.
Because minerals fragment through inheritance and partial conveyances (see fractional undivided interest), most owners hold an odd fraction of a tract — and NMA is how that fraction becomes a concrete, comparable quantity.

## How NMA is used
Net mineral acres are the workhorse figure in almost everything that happens to minerals. Buyers and sellers quote and compare interests per net mineral acre. Lease bonuses are paid per net mineral acre. Your share of a well flows from your NMA in the spacing unit (your NMA in the unit ÷ total unit acres, then times the royalty). And valuations are built up from NMA, production, and price.
Get the NMA wrong and everything downstream is wrong — which is why confirming the true owned fraction through title is the first step in any serious valuation.

## NMA vs. net royalty acres
NMA measures mineral ownership; it does not by itself account for the royalty rate. A closely related measure, net royalty acres (NRA), normalizes for the lease royalty so royalty interests can be compared apples-to-apples. For unleased minerals, NMA is the primary measure; once leased, NRA often becomes the more useful comparison. The two are related but not interchangeable — do not mix them.
