A landman is a land professional who researches mineral ownership and title, negotiates oil and gas leases, and acquires mineral and surface rights on behalf of operators, buyers, or investors.

## What a landman actually does
Landmen (the term is used for all genders) are the people who connect mineral owners with the companies that lease or buy. Their work includes running title in county records, building ownership "runsheets," curing title defects, negotiating leases, and securing rights of way. Some are company employees; many are independent contractors ("brokers").
If a landman contacts you, it usually means there is leasing, drilling, or acquisition interest in your area — useful context whether you plan to lease, hold, or sell.
