The Eagle Ford Shale arcs across South Texas from the Mexican border up toward East Texas, grading from dry gas in the south to oil and condensate in the volatile-oil and black-oil windows to the north. Karnes, DeWitt, and Gonzales counties anchor the oily core; La Salle, Dimmit, and Webb sit in the gas-and-condensate fairway.
Because the hydrocarbon window changes across the play, two Eagle Ford tracts can have very different economics — which is why valuation is tract-specific.

Both — it changes by location. The northern counties are oilier (volatile and black oil), while the southern counties trend toward gas and condensate. Your tract's window affects value.
